Planning for Purchase
Generally purchasing a home with a mortgage requires getting an appraisal. That appraisal is ordered by your lender, and is for the lender’s purposes.
In fact, the buyer is not even an approved user of the appraisal. So if the appraiser makes a substantial error that harms the buyer, and they try to sue the appraiser…the courts have thrown those lawsuits out because the buyer is not who the appraisal is for. (Yes…even though they are the ones who paid for it!!!!)
Or maybe you are planning to purchase a property with cash or another means that does not involve a lender. Such as equity from an existing property. But you still want to make sure you are not over paying for the property.
These are just a couple of reasons you might engage the services of an appraiser who is working for you.
Deciding on a real estate purchase for your personal home does not need to involve uncertainty.
We can also assist with investment properties including rental homes, duplexes, tri-plexes and four-plexes. This could include how the potential investment compares to other properties in the market.
All Aces Appraisals is confident in determining the market value through the home appraisal process. We are experienced in working with Realtors, homeowners or both to attain your value. In fact, Adam’s experience as a Realtor is a great asset in this process, since he understands the buying/selling process more than an appraiser who does not have that experience.
Local Realtors have worked with Adam for years, and trust his guidance and ethics. Transparent processes, credible methods, and usable results is our goal with each client we serve.
Remember, there are more reasons to get an appraisal than to just get a loan. Our job is to connect with you, determine what your goals are and then to provide you with a credible report that satisfies the requirements of the Uniform Standards and Appraisal Practice as set up by the Appraisal Foundation.
